Every property in Langley on an acre or more, live from the board, the hobby farms, the equestrian setups, the working operations, the estate parcels and the just-enough-land family places. One page, filtered to what has room, with the diligence layer that land demands.
Acreage is worth what can be built on it, and that is decided by zoning, the community plan, servicing and the ALR rather than by the size of the lot. It is decided by your neighbours too, because development potential belongs to a block rather than to a single title. Send us your address and we will write you a Property Intelligence Report on your parcel and the ground around it. Free, and nothing to sign.
Benchmark prices are Fraser Valley Real Estate Board MLS® Home Price Index figures for each named sub-area, September 2026 data, October 2026 report (the board's HPI Detail table). A benchmark is the board's index price for a typical home of that type, not an average sale price and not an average asking price. The board's monthly package has no acreage row; the house-with-acreage figures on this page are Langley-wide, from the board's area report for September 2026 (sales, active listings, average days on market, sale price against list price), and the corridor counts are July to September 2026 from the board's MLS database, read 5 October 2026. Months of supply is active listings at the end of September divided by the average monthly sales of those three months. None of these figures is seasonally adjusted. What is for sale today, and at what price, comes from the live MLS® feed above, drawn under our licensee's feed. ALR rules, farm classification thresholds and water licensing are provincial. Refreshed with each monthly market report.
From July to September 2026 the four estate corridors sold 15 houses between them (Salmon River 10, Campbell Valley 2, County Line Glen Valley 2, Otter District 1) with 38 active at the end of September: 7.6 months of supply at that pace, against 6.2 months for Langley houses as a whole. Fifteen sales in three months is a small number, and three of the four corridors sold two or fewer. FVREB MLS® data, October 2026 report.
Langley-wide in September 2026, a house with acreage took an average 56.8 days to sell and a detached house on a lot 41.3. Over the year to date the averages are 61.4 days for acreage (97 sales) and 37.4 for detached (637 sales). These are averages for all of Langley, not for one corridor. FVREB area report, October 2026 report.
In September 2026 the 12 Langley houses with acreage that sold closed at 94.3% of list price (total sale dollars against total list dollars), and detached houses on a lot at 96.4%. Year to date: 93.7% for acreage, 96.4% for detached. FVREB area report, October 2026 report.
Detached benchmarks, October 2026 report (September 2026 data), with the change since June and on the year: Campbell Valley $2,491,800, down 1.6% and 12.5%, the highest in Langley; County Line Glen Valley $2,222,300, down 2.1% and 8.1%; Otter District $2,170,900, down 2.1% and 11.0%; Salmon River $1,825,900, down 2.2% and 9.9%. Langley overall is $1,471,100, down 1.6% and 6.7%. Fraser Valley Real Estate Board.
Not a listings map. The life of the place: where the good walks start, where the town gathers, and where the roads lead.
1–2 acres: the family parcel, shop, garden, room. 3–5 acres: the hobby farm, horses, hay, the real tractor. 5–20: working land with income potential and farm-class positioning. 20-plus: operations and legacy blocks. The most common acreage mistake isn't overpaying, it's buying a rung above or below the life you'll run. We start every land search with that conversation.
ALR status, what you can build, and the subdivision answer (assume no). Water, well flow, potability and recovery, tested, never assumed. Septic, field age, siting, capacity, inspected. Riparian, where creeks run, setbacks rule your plans. Farm classification, the tax lever, verified with its income requirements. These five files move price more than any staging ever will, and we finish them before you fall in love. School catchments: set by SD35's maps, not by listings, we confirm the current catchment for any address, plainly, and say no more than the map says.
Qualifying farm income holds BC farm classification and transforms the tax bill; leases to established growers can hold it without you farming a row. Blueberries, hay, boarding, market gardens, each carries its own math and its own commitments. We model whether your acreage can pay its own taxes before you commit to it, because on the right parcel the answer changes everything.
Acreage deals are files, not showings: the well report, the septic record, the ALR letter, the farm-status confirmation, the survey that shows where the fence lies. Our offers are built on those documents, our negotiations priced on them, Land rewards the prepared. We are the preparation.
Land pricing runs corridor by corridor, and the board publishes a detached benchmark for each one. In the October 2026 report (September 2026 data): Campbell Valley $2,491,800, down 12.5% over the year and the highest detached benchmark of any sub-area in Langley; County Line Glen Valley $2,222,300, down 8.1%; Otter District $2,170,900, down 11.0%; Salmon River $1,825,900, down 9.9%. Langley as a whole sits at $1,471,100. A benchmark is the board's index price for a typical home of that type, not an average of what anyone is asking. Acreage trades on its own clock. From July to September 2026 the four estate corridors sold 15 houses between them (Salmon River 10, Campbell Valley 2, County Line Glen Valley 2, Otter District 1) with 38 active at the end of September. In September 2026, 12 Langley houses with acreage sold (8 in September 2025) with 168 active at month end; they took an average 56.8 days and closed at 94.3% of list price, where a detached house on a lot took 41.3 days and closed at 96.4% (FVREB area report and MLS® data, October 2026 report).
Match the rung to the life: one-to-two acres runs a shop-and-garden household; three-to-five carries horses and real hobby farming; five-plus starts meaning income, equipment and commitment. The most expensive mistake on land isn't price, it's buying a rung above or below the life you'll really run.
On ALR parcels: a principal residence plus, since late 2021, a secondary small home up to 90 square metres without ALC application, subject to Township bylaws, the quiet provision behind Langley's multi-generational compounds. Larger arrangements need applications; we map your parcel's permissions before anyone sketches.
Neither, if tested; both, if trusted. Flow rate, potability and recovery on the well; age, siting and capacity on the field, standard conditions in every land offer we write, because the results move prices more than staging ever does.
Qualifying farm income earns a classification that can cut the tax bill dramatically, and a lease to an established grower can hold it without you farming a row yourself. The thresholds are real; we verify current status and model whether your acreage can pay its own taxes.
The structural case is simple: the ALR makes no more land and the region makes more buyers every year. The execution case is everything else, corridor, rung, water, permissions. And land is bought and sold on a different clock: in September 2026, 12 Langley houses with acreage sold (8 in September 2025) with 168 active at month end; they took an average 56.8 days and closed at 94.3% of list price, where a detached house on a lot took 41.3 days and closed at 96.4% (FVREB area report, October 2026 report).
