Who is the best Realtor in Langley?
It depends on what you are buying or selling.

Every list of the best Realtors in Langley is ranked by volume, by paid placement, or by whoever wrote the list. None of them asks what you are selling. A townhome in Willoughby, a heritage house in Fort Langley, ten acres in Campbell Valley and a presale condo at the SkyTrain terminus are four different jobs, and the person who is best at one is rarely best at another. This page says how we choose, and asks you the only question that matters.

The Short Answer

Best at what, for whom, this year.

The agent with the most Langley sales last year sold mostly townhomes and condos in Willoughby, because that is where half of Langley’s sales are. That record says nothing about whether they can sell an acreage on a well and septic, price a 1970s Brookswood house as land, read a heritage designation, or hold a $3 million listing through the 24.8 months of supply that price band carried in August. Volume is a fact about the market, not about you.

So “best” here means four things, measured, for the specific kind of property you have: they have sold that kind of property, in that part of Langley, recently; they have been at it for years, through a rising market and a falling one; their reviews are verified, written by clients who completed, on platforms that cannot be paid for placement; and they are hand-selected, by someone who has watched them work, not by an algorithm that sells the lead to whoever bids. How The Choice Is Made

Four measures, checked, not taken on trust.

Langley.AI keeps a deliberately small roster, a few people each deep in one part of this market. When you write in with the property, one of them is put on your file, chosen against the same four measures every time. If nobody passes all four for your property, you are told so on the first call, and pointed elsewhere. These four are what gets a person onto the roster; the five tests on the Buyers page are applied on the day you write in, and add whether they can take you on this month and whether they have told a client not to proceed.

One. Sales of that property, there, in the last two years

Completed sales of the same kind of property in the same part of Langley, inside the last two years, read off the board’s own system. Not “sold across the Fraser Valley”, and not a decade ago when the market was different.

Two. Years in the trade

Long enough to have sold through at least one falling market. An agent who has only worked a rising one has never had to tell a seller the truth about price, and that is the conversation that decides most Langley sales this year.

Three. Verified reviews, not paid placement

Reviews from clients who completed, on platforms where the agent cannot buy position. Several of the best-known ranking sites are pay to play; a badge on them measures a marketing budget. We read the reviews, and we read the ones that are not glowing.

Acreage and farms

Campbell Valley, Salmon River, Otter, County Line Glen Valley

A Campbell Valley house took a median 64 days to sell over the year and closed at 94.7% of ask, with 11.6 months of supply; Langley as a whole took 23 days at 96.8%. The best agent here has sold on wells and septic, knows the ALR and the soil bylaw, and has told a buyer to walk away from a property with a bad drain field. Patience is part of the skill.

Luxury estates

Over $2.5 million, anywhere in Langley

Above $2 million supply doubles to 12.8 months and above $3 million it is 24.8; four houses sold over $2 million in August and none over $3 million. Estate property here is handled by three people, and Hamish Ross of Macdonald Realty is one of them. The measure that matters is completed sales at that price, because a listing that sits for a year is a price cut in slow motion.

Heritage and the village

Fort Langley

The highest price per square foot in the township at $650, 51 median days, and a heritage register with real consequences for what can be done to a house. The best agent here has sold inside the village recently and can explain the difference between the register and a designation before you offer.

New construction and presale

Willoughby, Langley City

152 new-build townhomes sold in the year at a median 100% of list in 15 days; new condos carried 11.9 months of supply against 5.5 for resale. The best agent here reads a disclosure statement and a deposit schedule, knows the assignment rules, and can tell you which developer’s completion dates to believe.

Strata condos and townhomes

Willoughby, Langley City, Walnut Grove, Murrayville

Townhomes are the tightest segment on the entire board at 4.3 months of supply and 23.3% sold in the month; Walnut Grove townhomes carry 2.6. The best agent here has read a hundred depreciation reports, knows which complexes have a special levy coming, and can move you from viewing to accepted offer in days when the property is right.

Land and development

Brookswood-Fernridge, Willoughby, Aldergrove

A Brookswood house built before 1990 sold at a median $1,304,000; one built since 2012 at $2,209,000. The $905,000 gap is the rebuild premium, and whether your lot is a home or land depends on the neighbourhood plan, the tree bylaw and the riparian setback. The best agent here has sold to a builder and to a family and knows which one your lot is for.
