Acreage is a different market from the detached house: half the pace, twice the supply, and a negotiating margin the rest of Langley does not have. Campbell Valley is the slower and dearer of the two corridors, and it sells on setting: the park, the equestrian character, the 24 Avenue lots. Salmon River sells on value and on being closer to the township’s services.
A buyer comparing the two has time on both sides and more leverage in Campbell Valley, where a prepared offer under ask is normal. What is not on either page: the well, the septic, the ALR status and the drainage, which decide more of the price than the benchmark does. Read those reports before you view.
