The Langley condo benchmark fell from $534,000 in August to $525,900 in September, $8,100 or 1.5%, the largest one-month condo fall of the board’s eight areas. Over three months it is down 3.0%, in line with the board’s 3.1%, and over the year 9.2%.
Sales were level: 67 condos sold in September against 65 in August, and 416 were for sale at the end of the month against 420. September’s 67 sales were 16.1% of the 416 condos still for sale at month end, the sales-to-active-listings ratio, inside the 12% to 20% range conventionally called balanced; at September’s pace that is 6.2 months of supply, the fewest of the board’s eight areas. A year earlier 589 condos were for sale and the ratio was 11.2%.
From June to September the Langley City apartment benchmark fell 3.9% to $468,900, the furthest of the neighbourhoods with ten or more condo sales, with 63 sold in the three months and 152 for sale at the end of September. Willoughby Heights fell 2.8% to $565,700, with 103 sold and 204 for sale. These counts are the board’s database, which runs a little below the package’s 416.
In the database counts, condos under $450,000 sold 61 in each of the last two quarters while the number for sale went from 83 in June to 118. From $450,000 to under $600,000, 88 sold from July to September against 112 from April to June, with 189 for sale against 219 in June.

The bedroom rows hold 192 of the 195 condo sales. New build is the listing’s new-construction field as the listing agent entered it. From July to September new-build condos sold at $663 a square foot and resale condos at $564, each three monthly medians weighted by sales. On the same measure Langley condos took 27 days to sell, against 30 from April to June and 31 for the whole board.
