The board publishes one valley-wide headline and the news repeats it. Langley is the fastest townhome market on the board and the second-fastest house market; it gave back about half of what the valley did from the 2023 peak, and it is the only area whose composite benchmark is above where it stood five years ago. Whatever is happening to prices, demand here is holding better than the region around it.
A seller who prices to the valley headline underprices a Langley townhome by the whole difference between a buyers’ market and a sellers’ one. A buyer who waits for the valley’s buyers’ market to arrive in Langley may be waiting for something that is not coming; the local numbers say the supply is leaving first.
