When every rung falls by a similar percentage, the dearer rung falls by more dollars, and the step between them shrinks. Condo owners have also had the least to give up: the condo is +99.1% over ten years, the house +56.9%. A condo bought in 2016 and a house bought in 2026 are the two ends of the best trade in the township.
Every month this window stays open, the next rung costs less; it closes when house prices turn before condo prices do, which is the usual order. Sell first or buy first is the decision that decides the outcome, and it should be made on purpose, with the numbers for both homes.
