Every benchmark eased in October: houses 1.6%, townhomes 0.2% and condos 0.7%. Over three months the house benchmark is down 3.5%, the townhome 1.3% and the condo 2.2%.

How to read the ratio

Homes sold in the month divided by listings still active at month end. Under 12% is conventionally called a buyers’ market, 12 to 20% balanced and over 20% a sellers’ market. These are conventions: a threshold does not guarantee negotiating power or where prices go, and nothing here is seasonally adjusted.

What we are watching nextThe house benchmark: down 1.6% in October to $1,448,100, the largest monthly detached fall of the board’s eight areas. Townhomes above 20%: a ratio of 29.2% in October against 21.6% in September. Entry condos: 125 under $450,000 for sale at the end of October against 92 at the end of July (database counts).
