Measured by months of supply, Langley has the tightest townhome market on the board and the second-tightest house market. It is also the only one of the board’s eight areas whose composite benchmark stands above where it was five years ago, if only just: $948,600 in August, up 0.2% on August 2021, against a board-wide composite down 6.6% and a Lower Mainland composite down 2.2% over the same five years.
Townhomes sold 23.3% of their listings in the month, the only townhome market on the board where sellers set terms, with 4.3 months of supply, the least of any area. Houses sold 16.2% and condos 15.5%, both balanced. The condo share has climbed from 9.1% a year ago: condo sales rose 35%, from 48 to 65, into 20% fewer listings.
“Whatever is happening to prices, demand here is holding better than the board as a whole,” writes Hamish Ross of Macdonald Realty, who prepares The Langley Market Report.
Prices are still below a year ago. The detached benchmark is $1,479,400, down 7.1% on the year and 1.4% on July. The townhome benchmark is $806,400, down 5.0% and 0.6%. The condo benchmark is $534,000, down 8.8% on the year and flat on the month.
“Price has not turned on the year,” Ross writes.
Fewer homes are on the market, and not because they sold: house and townhome sales were both below last August. Langley had 278 fewer homes for sale at the end of August than a year earlier across the three main types: detached inventory down 120 homes, condos down 108 and townhomes down 50.
“Watch sales pace and supply first; price follows them by months,” Ross writes.
Across the Fraser Valley the board reported 941 August sales, 9,787 homes for sale and a composite benchmark of $869,900. Langley sold 16.2% of its houses into a valley selling 10.1%, 23.3% of its townhomes against 15.5%, and 15.5% of its condos against 10.9%.
