Campbell Valley, the highest-priced area in Langley with a detached benchmark of $2,539,300, carried 17.5 months of supply: 11 sales in twelve months against 16 homes for sale. Sellers there waited a median 64 days and closed at 94.7% of asking. Salmon River, benchmark $1,856,900, ran at 9.5 months, with a median 41 days and 95.4% of asking. Otter District ($2,220,400) and County Line / Glen Valley ($2,187,400) traded five houses between them in the year.
Langley houses as a whole sold in a median 23 days at 96.8% of asking. Estate property trades on a different clock: longer to sell, and further below the asking price.
“A Langley-wide headline is still the wrong yardstick for your street,” writes Hamish Ross of Macdonald Realty, who prepares The Langley Market Report.
Prices in the corridors are down on the year with the rest of Langley, by different amounts. The detached benchmark fell 5.2% in Salmon River, 8.3% in Campbell Valley, 9.6% in Otter District and 10.9% in County Line / Glen Valley, against 7.1% for Langley as a whole.
“Price has not turned on the year,” Ross writes.
Months of supply here is homes for sale divided by the twelve-month average of monthly sales. The four areas are thin markets, so each is read over twelve months rather than one.
