House sales went from 69 in August to 64 in September, townhomes from 62 to 61 and condos from 65 to 67. New house listings rose from 128 to 189 and new townhome listings from 117 to 150; new condo listings were 159 in both months. With sales level and more listings arriving, homes for sale at month end rose from 1,111 to 1,148: houses from 425 to 449 and townhomes from 266 to 283, while condos went from 420 to 416. Last September brought 206 new house listings.

“What changed was the shelf,” writes Hamish Ross of Macdonald Realty WR, who prepares The Langley Market Report.

The detached benchmark is $1,471,100, down 0.6% on August and 6.7% on September 2025. The townhome benchmark is $802,600, down 0.5% and 4.4%. The condo benchmark is $525,900, down 1.5% on the month, the largest one-month condo decline among the board’s eight areas, and 9.2% on the year. Since June the house benchmark is down 1.6%, the townhome 1.3% and the condo 3.0%.

The house benchmark’s decline since June is the smallest of any area on the board, where the detached benchmark as a whole fell 3.7% over the same three months. It is $23,700 lower than in June.

“Smaller is still a fall,” Ross writes.

September sales were 14.3% of month-end active listings for houses, against 16.2% in August; 21.6% for townhomes, against 23.3%; and 16.1% for condos, against 15.5%. The three types together read 16.7%, against 17.6% in August. Across the Fraser Valley the same three types read 11.1%.

“A threshold describes the month; it does not guarantee negotiating power or rising prices,” Ross writes.

At September’s sales pace Langley had 4.6 months of townhome supply and 6.2 months of condo supply, each the least of the board’s eight areas, and 7.0 months of houses, second to Cloverdale’s 6.3. Both the townhome and the condo benchmark still eased in the month.

Across the Fraser Valley the board reported 922 September sales, 2% fewer than in August, and 2,818 new listings, 19% more. There were 9,763 active listings at month end, 8% fewer than a year earlier and 31% above the ten-year seasonal average. The board’s composite benchmark was $861,300, down 1.0% on August and 7.2% on the year. By home type the valley’s sales-to-active-listings ratio was 10.3% for houses, 13.8% for townhomes and 10.2% for condos; Langley’s was higher in each.

From July to September Langley houses sold in 22 days at 96.8% of list price (three monthly medians, weighted by sales), against 30 days and 96.2% across the board. A townhome took 19 days against 26, and a condo 27 against 31. The Langley house took 17 days from April to June.

What the report is watching nextThe condo benchmark (flat in August, then down 1.5% in September to $525,900); the Brookswood shelf (98 houses active against 80 in August, with 41 new listings in September and 7 sales, database counts); and the townhome sales-to-active-listings ratio (21.6% in September against 23.3% in August, as 150 new listings arrived).

The sales-to-active-listings ratio is homes sold in the month divided by listings still active at month end. Under 12% is conventionally called a buyers’ market, 12 to 20% balanced and above 20% a sellers’ market; a threshold describes the month and does not guarantee negotiating power or rising prices. A benchmark is the board’s MLS® Home Price Index price for a typical home of that type, not an average. None of these figures is seasonally adjusted.
