Houses sold 17% of their listings in July and condos 15%, both balanced. Townhomes are the tightest segment in the municipality and the only one where sellers set terms: 3.4 months of supply, an average 27 days to sell and a sale price at 98.5% of list.
“Whatever is happening to prices, demand here is holding better than the region around it,” writes Hamish Ross of Macdonald Realty, who prepares The Langley Market Report.
Prices eased on the year across every home type. The detached benchmark is $1,500,900, down 6.2%. The townhome benchmark is $811,400, down 4.9%. The condo benchmark is $534,200, down 9.0%. Langley is the second most expensive detached market on the board, $146,300 below White Rock and South Surrey.
“Price has not turned yet,” Ross writes.
Townhome sales held level on the year, 83 against 82, while detached sales fell 11% to 79 and condo sales 22% to 64. There are still fewer homes for sale, and not because they sold: 269 fewer than a year earlier across the three main types, with detached inventory down 111 homes, condos down 111 and townhomes down 47.
“Houses and condos give you room; townhomes do not,” Ross writes. “Momentum is a lagging light. Watch sales pace and supply first; price follows them.”
Across the Fraser Valley the board reported 1,089 July sales, 9% fewer than last July, and 10,044 homes for sale, 32% above the ten-year seasonal average, with a composite benchmark of $877,600, down 7% in a year.
