Rapid transit historically lifts values by distance from the station, but it does it after the trains run, not while the guideway is being poured, and it does it to a market that is not already carrying eighteen months of new-condo supply. The towers were built for the train; the buyers have not arrived for it yet. Meanwhile Langley City houses, older and on land the plan will densify, sold more this year than last.
A buyer with a three-year horizon and no need to sell before 2029 is looking at the cheapest condo market in the township with a defined, funded catalyst at the end of it. A buyer who may need to sell in 2027 is looking at 8 months of supply and a 9% fall. Same building, two different decisions.
