Langley Houses by Price Band

The board publishes one months-of-supply figure for Langley houses. Its database can be cut by price, and when it is, the single figure turns out to describe very little. This report prints the bands for July to September 2026, with April to June beside them, for houses, townhomes and condos. Houses here are the board's House category; its separate House with Acreage category (12 sales in September, 168 for sale at month end) is not in these bands and is covered in The Acreage Row, Nine Months In, so the upper bands are not the whole of the high end of the market.

Houses under $1.5 million. From July to September 62 houses sold under $1.2 million, with 76 for sale at the end of September: 3.7 months of supply at that pace. From $1.2 million to under $1.5 million, 84 sold with 113 for sale, 4.0 months. Together that is 146 of the 212 house sales in the quarter, 69%, and 189 of the 436 houses for sale, 43%.

Houses from $1.5 million to $2 million. 51 sold with 133 for sale, 7.8 months of supply, at 21 days and 97.1% of list price (three monthly medians, weighted by sales). In the spring quarter 67 sold in this band.

Houses at $2 million and over. From $2 million to under $3 million, 14 sold in the three months with 77 for sale: 16.5 months of supply, 66 days to sell and 96.2% of list price (three monthly medians, weighted by sales). At $3 million and over, one house sold in the three months and 37 were for sale. Together the two bands hold 15 of the quarter's 212 sales, 7%, and 114 of the 436 houses for sale, 26%.

Against the spring quarter. House sales fell in every band between the two quarters: from 67 to 62 under $1.2 million, 96 to 84 from $1.2 to $1.5 million, 67 to 51 from $1.5 to $2 million, 20 to 14 from $2 to $3 million, and 4 to 1 above $3 million. The number for sale fell in every band below $3 million between the end of June and the end of September, and rose from 32 to 37 above it. These figures are not seasonally adjusted, so the change between a spring and a summer quarter can reflect the season as well as the market.

September against August. In September alone 18 houses sold under $1.2 million against 26 in August, 26 against 20 from $1.2 to $1.5 million, 13 against 19 from $1.5 to $2 million, and 7 against 4 from $2 to $3 million. No house sold above $3 million in either month.

Townhomes by band. Under $700,000, 48 townhomes sold in the three months against 35 in the spring, with 54 for sale and 3.4 months of supply. From $700,000 to under $900,000, 109 sold with 155 for sale, 4.3 months. From $900,000 to under $1.2 million, 46 sold with 59 for sale, 3.8 months, at 99.7% of list price in 16 days (three monthly medians, weighted by sales). Four sold at $1.2 million and over.

Condos by band. Under $450,000, 61 condos sold in each of the last two quarters, while the number for sale went from 83 at the end of June to 118 at the end of September: 5.8 months of supply. From $450,000 to under $600,000, 88 sold against 112 in the spring, with 189 for sale, 6.4 months. From $600,000 to under $800,000, 39 sold against 55, with 87 for sale, 6.7 months. Seven sold at $800,000 and over.

How the bands are counted. Each band includes its lower figure and excludes its upper one. Months of supply is the number for sale at the end of September divided by the average monthly sales of July to September. Days and percent of list price are the three monthly medians weighted by sales, not the median of the three months' individual sales. Our understanding is that the database applies the sold price to completed sales and the asking price to active listings.
