Manufactured Homes in Langley: The Row Outside the Headline
The year to date. 54 manufactured homes sold from January to September 2026, the same count as in the first nine months of 2025. New listings were 135 against 104. The average sale price was $239,273 against $304,859, and the median $230,000 against $286,500, lower by about 20%. Sales closed at 94.25% of list price against 96.27%, after an average 47.5 days against 43.0.
The ratio. 11 sales against 50 for sale is a sales-to-active-listings ratio of 22% for the month, and 4.5 months of supply at September's pace. At the average pace of the nine months, six sales a month, 50 for sale is 8.3 months.
What is for sale today. A read of every active Langley listing on 6 October 2026 found 53 listed as manufactured homes. Five of them are on their own land and are priced as land, from $1,024,990 to $3,388,800. The other 48 are homes in parks, asking from $144,500 to $485,000, with a median asking price of $274,850. The median home among them is 1,063 square feet and was built around 1980; the newest was built in 2017.
Where they are. The listings cluster at a small number of addresses: twelve at 27111 0 Avenue in Aldergrove, seven at 20071 24 Avenue and six at 3031 200 Street in Brookswood, six at 24330 Fraser Highway in Otter District and four at 26892 Fraser Highway in Aldergrove.
The tenure is not the tenure of a house. Of the 53 listings, 30 are recorded as leasehold, not prepaid, which is a home on a rented pad. Twelve, all at 27111 0 Avenue, are recorded as shares in a company or co-operative that owns the land. Five are freehold. Nine listings state a monthly pad rent or fee in their remarks, with figures from $510 to $950. The annual property tax on the park homes that show one has a median of $954.
Who can buy. 34 of the 53 listings mention an age restriction, most often 55 and over. Park rules, the terms of the site tenancy and, for a share purchase, the company's own rules sit outside the listing sheet. Why the row matters to the headline. A manufactured-home sale appears in no Langley benchmark and in none of the detached, townhouse or apartment counts. In September the row's 11 sales compare with 64 detached, 61 townhouse and 67 apartment sales, so about one Langley home sale in eighteen across those four rows was a manufactured home.
