Aldergrove:
room to build a life without asking permission

The most affordable detached entry in Langley, a town core being rebuilt in real time, an outdoor waterpark the rest of the region drives to, and the border at the foot of the street. Aldergrove has spent decades being underestimated. The people who bought anyway did fine.

What living here is actually like

Aldergrove is the town Langley kept in reserve. While the region's money chased the western neighbourhoods, this historic rural service town held its price — the detached median asks $1.2 million against the Langley benchmark's $1.51, and condos start in the mid-$400Ks — and quietly assembled the pieces of a real hometown: a full community program inside town limits, farmland on three sides guaranteeing the small-town feel, and the Lynden border crossing at the foot of 264th for the cross-border life.

The centre of gravity is shifting in plain view. The 1977 mall at Fraser Highway and 272nd is now the Aldergrove Town Centre redevelopment — four of five buildings sold out, 456 condos, ground-floor retail and a public childcare centre, with the final building in pre-sales and a tower proposal behind it. Around the corner, the community centre's Outdoor Experience — wave pool, three waterslides, river channel, diving boards — is the kind of amenity rich suburbs covet, and the Athletic Park's turf fields were replaced new in 2024. Otter Co-op, homegrown since 1922, still anchors the shopping the way it has for a century.

Who thrives here: first-time buyers who refuse to start in a shoebox, young families who want the whole K-through-12 and the waterpark inside town, trades and cross-border commuters, and hobby-farm dreamers working the rural fringe. Who shouldn't buy here: status buyers — Aldergrove doesn't perform prestige, and its people consider that the point.

What your money buys, and why it holds

The math is the argument. Fifty-seven detached listings at a $1.2 million median — roughly $300,000 inside the Langley benchmark — with condos at a $462K median and townhomes at $574K. The Fraser Valley overall is a buyers' market at an 11 percent sales ratio, which means Aldergrove buyers negotiate from strength into the region's friendliest prices. What turns the discount into a thesis: the town-centre rebuild is delivering walkable retail and 456 new households to the core — local agents project a five-to-twenty percent lift to surrounding values as it completes — while the ALR ring caps supply permanently. Cheap and shrinking-scarce is a rare combination. Aldergrove is currently both.

The Parks & Walks

A waterpark the region envies

The Aldergrove Community Centre's Outdoor Experience is the summer headline — 25-metre pool with diving boards, wave pool, three waterslides, river channel and spray park, plus the arena and gym for winter. Aldergrove Regional Park at 272nd and 8th carries the Pepin Brook 3.5 km loop, the 6.5 km multi-use Rock 'n Horse trail, the Bowl viewpoint and a fenced off-leash run. The Athletic Park's two turf fields came back brand new in 2024 — under budget, with the savings put into shelters and paving.

The Hubs

A downtown being rebuilt in real time

The Aldergrove Town Centre is the story: the old 1977 mall reborn as four-to-five mixed-use buildings — 456 condos (four buildings sold out, the final one in pre-sales), 27,500 square feet of ground-floor retail and a two-level public childcare centre. Otter Co-op — founded here in 1922 by twenty-five farmers pooling funds, now 53,000 member-owners — still runs the grocery, gas and hardware anchor at 248th. The town keeps its own economy, which is rarer than it sounds.

Getting Around

The border is a local amenity

Fraser Highway runs the core straight to Langley City — where the SkyTrain terminus lands in late 2029, fifteen kilometres west. Highway 1 is five minutes north via the 264th interchange. And the Lynden–Aldergrove crossing at the foot of Highway 13 — open eight to midnight, freshly five-laned — makes cheaper fuel, Bellingham runs and cross-border work a daily-life feature no other Langley neighbourhood offers.

The Homework

What we check before you offer

Aldergrove diligence splits by product. In town: on the older detached stock we run the vintage checklist — roofs, plumbing eras, oil-tank scans on the pre-1970 lots; on the new Town Centre condos we read the builder's warranty and strata setup like any new building deserves. On the rural fringe: ALR rules, wells and septic govern the hobby-farm dream, and we verify all three before you fall for a barn. The affordable entry stays affordable when the surprises are caught first. School catchments: set by SD35's maps, not by listings — we confirm the current catchment for any address, plainly, and say no more than the map says.

Asked & Answered

The questions people ask us most about Aldergrove

Is Aldergrove really the cheapest detached entry in Langley?

Effectively yes: the median detached ask runs $1.2 million against the Langley benchmark of $1.51 — roughly $300,000 of headroom. The gap is the town's whole recent history, and the town-centre rebuild is the argument it narrows.

What's actually happening downtown?

The 1977 mall is becoming the Aldergrove Town Centre: 456 condos across four-to-five mixed-use buildings — four sold out, the final in pre-sales — plus 27,500 square feet of retail and a public childcare centre, with a tower proposal behind it. Local agents project a five-to-twenty percent lift to surrounding values as it completes.

Can we live here without driving to Langley City for everything?

More than anywhere east of Willowbrook: the outdoor waterpark, arena, gym, new turf fields, the regional park's trails, Otter Co-op's full anchor and the new core's retail all sit inside town. The drive west becomes a choice, not a chore.

What does the border actually add?

The Lynden–Aldergrove crossing sits at the foot of 264th, open eight to midnight on a freshly widened highway — cheaper fuel, Bellingham errands, and realistic cross-border commuting. No other Langley neighbourhood has it as a daily-life feature.

Is this a buyers' market?

The Fraser Valley backdrop is — sales-to-actives around 11 percent — which means Aldergrove buyers negotiate from strength into prices that were already the region's friendliest. That combination is the current opportunity, and it won't be permanent.
