Glen Valley:
you go out there for a reason

Fraser River flats on the Abbotsford line, large farm parcels behind the dikes, eagles in the cottonwoods and almost nobody on the road. County Line Glen Valley is the furthest corner of Langley and the least apologetic, the reason you go is the reason you stay.

Benchmark prices are from the Fraser Valley Real Estate Board MLS® Home Price Index, September 2026 data, October 2026 report: the board's index price for a typical home of that type in County Line Glen Valley, not an average asking price and not an average sale price. Activity figures are Langley-wide, from the board's September 2026 package and its MLS database (F60 Langley), the board’s monthly package reports activity for Langley as a whole and no finer (the three-month Langley-wide figures come from its MLS database); the County Line Glen Valley figures on this page come from a separate pull of the board’s database and are labelled as such. Flood-mitigation and diking details are from BC Government programme records. Current availability is the live MLS® feed on the County Line Glen Valley listings page, which changes daily. What living here is like

Glen Valley is what the Fraser Valley looked like before everyone arrived: flat, fertile floodplain running to the river, farm parcels measured in acres rather than lots, gravel shoulders, big skies, and the particular quiet of a road that only carries people who live on it. The county line itself, 276th, where Langley becomes Abbotsford, is a formality the fields ignore.

The river is the neighbourhood's front porch. Glen Valley Regional Park strings three bars along the tidal Fraser, Two-Bit at the foot of 272nd, Poplar facing Crescent Island, Duncan at the road's end, for bar fishing (chinook in August, coho and chum with the fall rain), dike walking, and launching a canoe where the current allows. Eagles work the cottonwoods in season; the fog does its slow morning theatre most of the winter.

Life behind the dikes is honest about its terms: this is mapped floodplain protected by a diking and pump network, freshly upgraded under the province's flood-mitigation program, with the Glen Valley works targeted complete in late 2025, and homes are built to flood-construction levels because that's how you build here. Who thrives: farmers (blueberry, dairy, horse), multi-generational compounds using the two-dwelling farm parcels, and estate builders who understand that privacy this complete no longer exists closer in. Who shouldn't buy: anyone who hears 'floodplain' and can't hear anything after it.

What your money buys, and why it holds

The board's benchmark for a detached home in County Line Glen Valley is $2,222,300, down 8.1 per cent on the year (Fraser Valley Real Estate Board, October 2026 report, September 2026 data). Read that number carefully, because out here it is mostly land. Parcel size, farm value and improvements set the price; floor area is an afterthought, so the benchmark tracks what a typical Glen Valley parcel is worth as much as what a house is worth. The board publishes no townhouse or apartment benchmark for this sub-area, there is too little of either to index, which is itself the clearest statement of what this market is. Read the pace alongside the price: Langley-wide, houses with acreage took an average 56.8 days on market and sold at 94.3 per cent of list in September 2026, on 12 sales against 168 active listings, against 41.3 days and 96.4 per cent for detached (FVREB area report). Thin, slower than town lots, and won by patient money. What holds value: ALR permanence, genuine scarcity, farmland that produces real income, and the simple fact that the region makes no more river flats. What buyers misjudge: treating the flood plain as a defect to discount rather than a documented condition to engineer for, the dikes, the construction levels and the insurance file are all knowable, and the buyers who know them buy well.

The Glen Valley Numbers

The market, measured this month.

$2.22M detached benchmark

$2,222,300, down 8.1% on the year (Fraser Valley Real Estate Board, October 2026 report, September 2026 data). It reads as land value first, parcel size and farm quality move it far more than floor area does.

No townhouse benchmark

The board publishes none for County Line Glen Valley: too little supply to index. If you want a townhouse, you are shopping a different part of Langley.

No apartment benchmark

None here either, for the same reason. The valley is detached homes on land, and the board's index simply reflects that.

Langley-wide: 56.8 days

Langley-wide, houses with acreage: 12 sales against 168 active listings in September 2026, an average 56.8 days on market, 94.3% of list price, against 41.3 days and 96.4% for detached (FVREB area report). The board’s monthly package reports activity for Langley as a whole and no finer (the three-month Langley-wide figures come from its MLS database); the County Line Glen Valley figures on this page come from a separate pull of the board’s database and are labelled as such; the Langley-wide acreage row is the wider read on the pace out here.

This month in County Line Glen Valley · October 2026 report · September 2026 data

What changed this month here

The house benchmark is $2,222,300, up 1.6% on the month and down 2.1% since June (down 8.1% on September 2025). These house counts are the board’s House category. Its separate House with Acreage category is not included; Langley-wide that row is in The Acreage Row, Nine Months In. In the board’s database 1 County Line Glen Valley house sold in September (none in August) and none came to market (none in August); none were active at the end of the month (1 at the end of August). From July to September 2 sold, against none from April to June. With fewer than five sales in the three months, no months of supply, days or percent of list is given.

The read

September’s 1 house sale compares with none in August, and the number active went from 1 to none. Over three months 2 sold against none in the three months before, and the benchmark moved −2.1%; across Langley the same figures are 212 against 254 and −1.6%. Too few houses sold to state a pace; what is listed is on the County Line Glen Valley listings page. Three months of sales in one neighbourhood is a small number, a neighbourhood index can move several percent in a month, and none of these figures is seasonally adjusted. Sub-area figures from the board’s MLS® database, read 5 October 2026; the board’s monthly package publishes activity Langley-wide and no finer. Months of supply: active listings at the end of September divided by the average monthly sales of July to September. Analysis our own.

The River & The Bars

Three bars, one tidal river

Glen Valley Regional Park strings the neighbourhood's riverfront: Two-Bit Bar at the foot of 272nd with parking and an accessible lot, Poplar Bar facing Crescent Island, Duncan Bar at River Road's end. Bar fishing runs chinook in August, coho and chum with the October rain, cutthroat in the shoulders; the dike walks carry the daily miles, the cottonwoods carry the eagles, and Metro Vancouver has been expanding the Two-Bit frontage toward a future waterfront trail link.

The Hubs

The village and the farm gate

Commerce out here is what you grow and where you drive: the Glen Valley Organic Farm Co-op on River Road anchors the community-owned farming tradition, the berry and dairy gates fill the truck in season, and the split errand run is a choice between Fort Langley's patios fifteen minutes west and Aldergrove's practical everything ten minutes south. Most residents consider the distance the amenity.

Getting Around

The spine is 272nd

272nd Street runs south to Fraser Highway; River Road carries the flats; Highway 1 via 264th is about ten minutes, with the Golden Ears Bridge twenty minutes and Abbotsford's airport twenty-five. There is no transit in the valley and there won't be, a vehicle per driver is simply part of the price of the quiet.

The Homework

What we check before you offer

Glen Valley diligence starts with water in both directions. The flood file: mapped floodplain behind dikes and pumps freshly upgraded under the provincial program, we confirm flood-construction levels, the parcel's position in the diking district and the insurance posture, because engineered-for beats hoped-about. The land file: almost everything is ALR, farm zoning, two-dwelling provisions on qualifying farm parcels, subdivision effectively no. And wells and septic, universal and inspected. The buyers who know these three files buy the valley well. School catchments: set by SD35's maps, not by listings, we confirm the current catchment for any address, plainly, and say no more than the map says.

Schools

Catchment · which schools an address here is entitled to

There is no public school inside County Line Glen Valley. The district’s Fort Langley Elementary map extends across the flats, which points to Fort Langley Elementary (K-7) → D.W. Poppy Secondary (8-12) for most addresses, with the eastern edge near 272 Street possibly falling to North Otter or the Aldergrove family. We have not been able to confirm the line from a published boundary, so treat this as the likely position, not the ruling. Source: the district’s catchment maps. The district sets every catchment by address, so the SD35 school locator is the ruling on any specific property; we confirm it for any address on request.

The independent schools are listed for the whole municipality rather than for this neighbourhood, because they carry no catchment at all. A family here can apply to any of them, and admission is the school’s own decision rather than a matter of where you live. The public schools above are the ones inside County Line Glen Valley; which one a given address is entitled to attend is set by the district by address, and most Langley neighbourhoods span more than one boundary, so the district’s locator is the authority on any specific property. We confirm the current position for any address on request. This guide does not rate or rank schools; what each Langley school is known for, from International Baccalaureate to French immersion, Fine Arts and trades, is set beside the neighbourhood house figures on the Langley Market Report.

Programs of choice, including French Immersion

These are district-wide and entry is by application only, in the district’s own words. They are not catchments, so this is not a question of attending the nearest one, and a place in a choice programme sits alongside your catchment school rather than replacing it.

Two things families find out late. French Immersion has two separate doors and they open at different ages: Early Immersion starts at Kindergarten, at Belmont and James Kennedy only, while Late Immersion starts in Grade 6, at Alex Hope and Noel Booth only. You cannot begin at Alex Hope in Kindergarten. And the district is plain that students in a choice programme are not eligible for its bus service, so the seat you win is a drive you make, every morning, for years.

Immersion continues at secondary at Brookswood Secondary School and Walnut Grove Secondary. Which elementary carries on to which secondary is not something the district publishes, so we do not guess at it; it is worth asking them directly if it decides your street.

Asked & Answered

The questions people ask us most about County Line Glen Valley

Does Glen Valley flood?

It's mapped Fraser floodplain behind a diking and pump network, recently upgraded under the province's $20-million Fraser Valley program, with the Glen Valley and Salmon River works targeted complete December 2025, and homes are built to flood-construction levels. The condition is documented, engineered for, and insurable when you know the file. We open it before you offer.

Is all the land in the ALR?

Almost, expect farm zoning, ALR use limits, two-dwelling provisions on qualifying farm parcels, and a subdivision answer of effectively no. It's also why the valley still looks like this, and why farm-class taxation can transform the carrying cost.

Why is the detached benchmark over $2 million?

Because the benchmark prices a typical Glen Valley property, and a typical Glen Valley property is land. The board's detached benchmark here is $2,222,300 for September 2026 (October 2026 report), down 8.1 per cent on the year (Fraser Valley Real Estate Board, October 2026 report, September 2026 data), acreage and farm value sit inside that figure, not a bigger house. It is the same acreage logic as Campbell Valley, with the river thrown in. What any individual property is worth still comes down to soil, services, dike position and improvements.

What's out here day to day?

The river and the dikes, three park bars for fishing and walking, the organic farm co-op, the farm gates, and a fifteen-minute drive to Fort Langley when the village calls. Residents describe the absence of everything else as the amenity.

How rarely do properties trade?

Rarely, and slowly. The board’s monthly package publishes no sales counts by neighbourhood (the County Line Glen Valley figures on this page come from its database); Langley-wide in September 2026 houses with acreage recorded 12 sales against 168 active listings, at an average 56.8 days on market and 94.3 per cent of list (FVREB area report). Farms pass between serious parties and patience is the entry fee. When the right parcel surfaces, prepared buyers move; that preparation is what we're for.

Who Is The Best Realtor In County Line Glen Valley?

Who is the best Realtor in County Line Glen Valley? The one who meets six criteria for County Line Glen Valley property.

The one who sells rural land and river-side property, understands the flood plain and the riparian setback, and is prepared to wait a season for the right buyer. Three houses sold here in the twelve months to September 2026 (the board’s House category; houses with acreage are counted separately), so the right person has a record in the acreage corridors as a whole, not only in this one, and knows what the Fraser does to a title.

There is no single best Realtor in Langley, and no list ranked by volume or paid placement can tell you who is best for County Line Glen Valley. Langley.AI keeps a hand-selected few and applies the same six criteria to every one of them, with County Line Glen Valley’s own figures from The Langley Market Report, October 2026 edition.

1. It is their main trade

Selling County Line Glen Valley property is what they do most weeks, not a corner of a general practice.

2. Sales of County Line Glen Valley property in the last two years

Completed sales of the kind of property County Line Glen Valley trades in (rural land and river-side property), inside the last two years, read off the board’s own system rather than taken on trust. The yardstick: 2 houses sold in County Line Glen Valley from July to September 2026, with none active at the end of September; too few sold for a days or supply figure. These counts are the board’s House category; its House with Acreage category is counted separately.

3. Years in the trade, through a falling market

Long enough to have priced County Line Glen Valley through a rising market and this one: the County Line Glen Valley detached benchmark is $2,222,300, down 2.1% since June and down 8.1% on the year. An agent who has only sold into a rising market has never had to tell a seller the truth about price, and that is the conversation that decides most County Line Glen Valley sales this year.

4. Verified reviews, not paid placement

Reviews from clients who completed, on platforms where the agent cannot buy position. Several of the best-known ranking sites are pay to play; a badge on them measures a marketing budget. We read the reviews, including the ones that are not glowing.

5. Room for your file

They have the capacity this month to give your file proper attention.

6. One person, start to finish

Every specialist has been watched at work before being chosen, and the specialist named is the person who answers the phone, shows the property, negotiates and closes. No hand-off to a team member after the first meeting. Estate property over $3 million here is its own market; from $2 million to under $3 million Langley houses (the board’s House category, acreage not included) carried 16.5 months of supply from July to September, and a record at that price matters more than anywhere else in the market.
