New Build Against Resale, Measured
New houses: a higher price, fewer dollars per square foot. On the three-month price measure new houses sold for $283,000 more than resale houses ($1,591,000 against $1,308,000), and for fewer dollars per square foot: $470 against $515. That pattern is consistent with the new houses that sold being larger, or a different mix of homes, but floor area was not measured from these sales, and the price and the per-square-foot figure need not describe the same homes.
Where the new houses are. Willoughby Heights sold 13 of the 18 new-build houses and had 21 of the 51 for sale at the end of September. Brookswood had 17 new houses for sale and sold 2 in the three months.
Townhomes. 36 new townhomes sold (41) with 54 for sale, 4.5 months of supply, at $923,000 (three monthly medians, weighted by sales) and 10 days. Resale townhomes: 171 sold (197), 224 for sale, 3.9 months, $780,000 and 23 days. New townhomes sold for more per square foot, $599 against $494.
Condos. 35 new condos sold (38) with 95 for sale, 8.1 months of supply, at $453,000 and 21 days (three monthly medians, weighted by sales). Resale condos: 160 sold (195), 313 for sale, 5.9 months, $514,000 and 30 days. Here the new units have the lower price and the higher price per square foot, $663 against $564. That is consistent with smaller units or a different mix; floor area was not measured from these sales.
New build as a share. New construction was 18 of 212 house sales, 8%, and 51 of 436 houses for sale, 12%. It was 36 of 207 townhome sales, 17%, and 54 of 278 for sale, 19%. It was 35 of 195 condo sales, 18%, and 95 of 408 for sale, 23%. In each type the new-build share of what is for sale is larger than its share of what sold.
What the percent-of-list figure does not show. New townhomes sold at 100.0% of list price and new condos at 99.6%, against 97.8% and 96.8% for resale. New houses sold at 95.5% against 97.0%. A builder's list price is set differently from a resale seller's, and incentives outside the price are not recorded in the field, so these figures are not like for like.
Against the spring quarter. Sales were lower in the summer quarter in all six groups: new houses 18 against 20, resale houses 194 against 234, new townhomes 36 against 41, resale townhomes 171 against 197, new condos 35 against 38, resale condos 160 against 195. The figures are not seasonally adjusted.
