What Age and Size Do to a Sale

The board's database records the year a house was built and its floor area, and both can be used to sort sales. For July to September 2026 the two cuts point the same way: the newer and the larger the house, the longer it took to sell.

By year built. Houses built before 1990: 109 sold in the three months, 191 for sale at the end of September, 5.3 months of supply, $1,210,000 (three monthly medians, weighted by sales) and 18 days. Built 1990 to 1999: 27 sold, 49 for sale, 5.4 months, $1,412,000, 22 days. Built 2000 to 2011: 27 sold, 60 for sale, 6.7 months, $1,405,000, 28 days. Built 2012 or later: 48 sold, 132 for sale, 8.3 months, $1,586,000, 44 days.

By size. Under 2,000 square feet: 47 sold, 94 for sale, 6.0 months of supply, $1,091,000 and 17 days (three monthly medians, weighted by sales). From 2,000 to 3,799 square feet: 136 sold, 228 for sale, 5.0 months, $1,342,000, 21 days. At 3,800 square feet or more: 29 sold, 114 for sale, 11.8 months, $1,934,000, 54 days.

Older houses were half of the sales. 109 of the 211 sales with a year on record were in the oldest group, 52%, and 191 of the 432 houses for sale, 44%. Houses built in 2012 or later were 48 of the sales, 23%, and 132 of those for sale, 31%.

Against the spring quarter. Sales of houses built before 1990 went from 123 to 109, the 1990s from 35 to 27, and 2000 to 2011 from 49 to 27. Sales of houses built in 2012 or later went from 46 to 48, the one age group where the count did not fall. By size, sales went from 58 to 47 under 2,000 square feet, 160 to 136 in the middle group and 36 to 29 in the largest. The figures are not seasonally adjusted.

By bedroom count. A three-bedroom house took 12 days (three monthly medians, weighted by sales): 43 sold against 65 in the spring, with 75 for sale, at $1,159,000. Houses with four or more bedrooms: 166 sold against 186, 344 for sale, $1,384,000 and 25 days.

Townhomes and condos by bedroom. Two-bedroom townhomes: 40 sold, 57 for sale, 4.3 months of supply, $660,000 (three monthly medians, weighted by sales). Three-bedroom: 105 sold, 143 for sale, 4.1 months, $807,000. Four or more: 62 sold, 77 for sale, 3.7 months, $892,000. One-bedroom condos: 51 sold, 134 for sale against 124 in June, 7.9 months, $410,000. Two-bedroom: 121 sold, 236 for sale against 265 in June, 5.9 months, $520,000. Three-bedroom: 20 sold, 38 for sale, 5.7 months, $670,000.

What the cuts do not separate. Age, size, price and neighbourhood overlap: the newest houses in these figures are concentrated in Willoughby Heights, which sold 13 of Langley's 18 new-build houses in the quarter, and the largest houses sit in the higher price bands. A table by one measure carries the others inside it. The year-built rows hold 211 of the 212 house sales and 432 of the 436 houses for sale; the size rows hold all of them.
