Two neighbourhoods on one river

Walnut Grove and Fort Langley share the north edge of the township and the Fraser, and a buyer choosing between them is usually choosing between a finished suburb with the best-rated schools in Langley and a heritage village with the highest prices in it. The numbers below are the September 2026 report’s, for the twelve months to August, and they say the two markets have been moving at different speeds in the same year.

Fort Langley’s townhome and condo benchmarks are the highest of any Langley sub-area, and its condo shelf is three units, most of the village’s attached stock being Bedford Landing on the channel, where the first question on any listing is freehold or strata. Walnut Grove’s townhomes carry 2.6 months of supply, the tightest segment anywhere in the township, though the benchmark fell 6.9% because a 1995 townhome there is priced against a 2022 townhome in Willoughby whether its owner likes it or not.

The schools, and a correction people need

In the Fraser Institute’s 2025 table the four highest-rated public elementary schools in Langley, Alex Hope (8.3), Gordon Greenwood (7.3), West Langley (7.0) and Topham (6.9), are all in Walnut Grove, and Walnut Grove Secondary (7.6, 41st of 252 in BC) is the highest-rated catchment secondary in the township. Fort Langley Elementary rates 5.1. Langley Fine Arts School, which sits in the village and rates 6.8, is a K to 12 choice programme: entry is by application to the district from any Langley address, in a priority order, not by catchment, so an address in Fort Langley does not put a child in it and an address in Walnut Grove does not keep one out. Ratings describe test results, not teaching; the pairing with the market is observation.
