The board’s database gives a median days on market for each month; the figure here is the three monthly medians of July, August and September, averaged with each month weighted by its sales. It is not the median of every sale in the quarter. Langley houses took 22 days on that measure, against 17 from April to June, while the whole board’s houses went from 23 to 30. None of these figures is seasonally adjusted.
By year built: 18 days before 1990, 22 for the 1990s, 28 for 2000 to 2011 and 44 for 2012 or later. By size: 17 days under 2,000 square feet, 21 from 2,000 to 3,799 and 54 at 3,800 or more. Houses of 3,800 square feet or more had 114 for sale at the end of September and 29 sold in the three months, 11.8 months of supply, against 6.0 under 2,000 square feet and 5.0 from 2,000 to 3,799.
From July to September, on the same measure, by price band: 20 days under $1.2 million, 24 from $1.2 million to under $1.5 million, 21 from $1.5 million to under $2 million and 66 from $2 million to under $3 million. Houses with three bedrooms took 12 days and those with four or more 25. New-build houses took 50 days, resale houses 20.
Over the three months Langley sold faster than the whole board in every home type on the same measure: 22 days for a house against 30, 19 for a townhome against 26 and 27 for a condo against 31. Langley townhomes (19 days against 21 from April to June) and condos (27 against 30) did not slow.
Days on market describe the typical sale in a group, and the tails are long; a group’s figure is a poor prediction for any single address.
