Days on market is a median with tails. A house priced to the neighbourhood in Aldergrove or Walnut Grove is gone in three weeks; a house priced to last year sits and drags the average. Langley sold faster than the board in every home type this year: 23 days for a house against 27, 22 against 25 for a townhome, 25 against 30 for a condo.
Speed is the seller’s reward for pricing to the street. In the fast neighbourhoods a buyer should be ready before the first weekend; in the slow ones (the village, the acreage) the first weekend is for looking and the offer can wait for the second.
