Willoughby is where Langley’s townhomes are: 175 of the 240 four-bedroom-plus townhome sales in the year, most of the new-build townhomes, and the deepest shelf, 165 for sale. Deep is not slow. Those 165 carry 3.8 months of supply and sold in a median 20 days at 98.6% of ask, and 22.4% of them sold in August, which the board calls a sellers’ market. The four-bedroom plan is what the builders drew and what buyers took: a median $931,000 in Willoughby, against $1,505,000 for a four-bedroom house there.
Separate new build from resale before you compare prices: new-build townhomes Langley-wide sold at a median 100% of list in 15 days, so a new one priced at ask is priced to the market. Willoughby holds 165 of Langley’s 266 townhomes for sale and sold 37 of them in August: 3.8 months of supply, 22.4% of the shelf sold in a month, a median 20 days at 98.6% of ask. That is a sellers’ market by the board’s own bands (above 20%), inside the only townhome market on the board where sellers set terms. The shelf is deep because the neighbourhood is where the townhomes are built; it is not slow.
Most of the year’s new-build townhomes in Langley were in Willoughby: 152 sold township-wide, up 37% on the year, at a median 100% of list in 15 days. A new townhome priced at ask is therefore priced to its market, and there is no history of discounting to lean on. A resale townhome is priced by the last three sales in its own complex, and the diligence is the strata: the depreciation report, the contingency fund, the minutes and any special levy on the horizon. Willoughby sold 523 townhomes with two or more bedrooms in the year, 175 of them with four or more bedrooms at a median $931,000, which is $574,000 less than the median four-bedroom house in the same neighbourhood ($1,505,000). Four-bedroom townhome sales were up 34% across Langley while two-bedroom sales fell 23%; the four-bedroom plan is what the builders drew and what buyers took. The $900,000 to $1.2 million band, where the four-bedroom sits, sold at a median 100% of list on 3.2 months of supply, down from 5.2 a year ago.
Arrive with the financing settled and a number in mind, because at 20 median days and 98.6% of ask the townhome you like will not wait for a second viewing. Decide new or resale before you look, and price each against its own kind. If four bedrooms are the point, expect to pay at asking in the band; if two bedrooms will do, the market this year priced them softer, and a three-bedroom condo took some of those buyers.
