The townhome is the family home Langley can still supply: new-build townhomes sold at 100% of list in 15 days, four-bedroom townhomes were up 34%, and the $900,000 to $1.2 million band is the only band in the township selling at ask. Detached buyers priced out at $1.5 million and condo owners moving up meet in the same product.
A townhome seller priced at the benchmark is in the strongest position on the entire board. A buyer should have financing arranged and a number in mind before the viewing, and expect to decide in days. If the post-Labour-Day listings do not refill this shelf, the townhome is the first Langley price to stop falling.
